Joseph Building Surveying Ltd provide official RICS Home Survey Level 2 Reports and RICS Level 3 Building Surveys, together with various residential valuation services.
RICS Home Survey Level 2 Report
An intermediate level of report in an easy to follow and read format prepared by the RICS, it is suitable for most residential property types that are in a reasonable condition. It is a survey to identify and document any problems in a property that could cause damage, need repair or further investigation, for example dampness or timber decay.
The Home Survey Level 2 Report will not detail every single aspect of the building, however it can reveal issues that need further investigation or may impact value. All major elements of the property that are visible to the surveyor will be inspected. Carpets and floor coverings are not lifted and wiring is not included.
Traffic light indicators give an easily understood condition rating of each building element, together with a detailed condition explanation.
A Home Survey Report will give you peace of mind, either that there are no visible issues or, if found, that you will be aware of them at the outset. Other benefits include the ability to renegotiate with the seller on price; you could agree with the vendor that they complete the identified repairs before you exchange contracts and move in; you may even wish to reconsider your purchase; and you can prepare and budget for the repairs to be carried out.
RICS Level 3 Building Survey
Suitable for any property type but ideally for properties with significant alterations or extensions, historic buildings and for buildings in a neglected condition.
The most extensive and detailed survey available, this includes a comprehensive visual inspection of the building, it's services and grounds, including concealed spaces (where it is safe to do so).
In addition to the identification of any defects, the report provides suggestions relating to any necessary remedial work and the likely consequences of non-repair; general recommendations in respect of the priority and timescales for any highlighted repair works; and although the services will not be tested, they will be observed in normal operation - where the vendor has given permission and if it is safe to do so.
Similar to the Home Survey Level 2, traffic light indicators give condition ratings alongside the detailed descriptions and explanation of each element.
